Bulgaria is centrally located on the Balkan peninsular, bordered by the river Danube to the North and the Black Sea coast to the East. The country is steeped in history, having once been part of both the Greek and Roman empires and it is also renowned as one of the oldest wine making regions in Europe. Bulgaria has been one of Europe’s fastest developing regions and property prices have been increasing by 20% to 25% per year, over the past four years. These levels of increase are expected to continue, spurred by the countries accession to the European Union (scheduled for 2007) and the Euro currency in 2009. Without doubt, two of the most popular seaside visitor destinations in Bulgaria are to be found on the Black Sea coast - Golden Sands and Sunny Beach. The latter is well known for its 8 km long beach, within a crescent shaped bay – the calm and safe sea, with its clean water and gently sloping bottom has been a magnet for the holidaymaker and buyer alike and the development of the surrounding area has been intense. Unfortunately, the build quality, standard of finish and completion schedules on some developments have suffered as a direct result of the ferocity to build and satisfy the areas rapidly expanding demand for property. The situation has led us to “Beef-up” the already stringent selection process employed before we will promote a developer, or agent, to our U.K. clients. Whilst we may not have the heady volumes of choice offered by others, it is because we will not condone the “A sale at all costs” philosophy and our clients can be assured that, any individual property, or development, we promote will offer significantly higher building standards than comparable developers. A case in point is Solo Developers – an Anglo-Bulgarian company headed up by Craig Vardy and Paul Redfern – both directors are from a Technical Engineering background and have a history of successfully completed engineering projects throughout Europe and they are already building to EU standards in Bulgaria. Their current projects include an apartment complex in Inzaraki (the exclusive, leafy area between Sunny Beach and St. Vlas) Just 400 mtrs from the beach and on completion the facilities will include landscaped gardens, communal pool with a café/bar and on-site security/maintenance staff. With single bed apartments starting from under £30 K and spacious, 2 bed apartments starting below £37 K – delivered on a ‘fully finished’ basis these properties represent excellent value for money. |

For the buyer who is looking for more room and perhaps a little more privacy, Solo’s Villa complex at Goritsa may well be the ideal.
Goritsa (translates as ‘little forest’) is a beautiful, unspoilt village lying roughly 14 km (10 miles) inland from Sunny Beach, with fantastic views and clean air. The airport and city of Bourgas is just 30 minutes away by car and for those who do not wish to drive, there is a bus service to both the city and Sunny Beach.
The first phase of just eight, 3 bed, 3 bath, luxury villas are being constructed in a semi-traditional style but, with all the modern facilities required for a permanent residence, or a holiday home.
Each villa will have a build size of 155 squ. mtrs over two floors, situated on plots of approximately 500 squ. mtrs (ample room for a good size private swimming pool, if required). The community will be walled and gated and benefit from 24 hour security.
With prices starting from just £69,700, this is a lot of property, for not a lot of money.
